Buying Your First Home: Home Loan Deposit Scheme & Home Buyers Grant

First Home Loan Deposit Scheme


The First Home Loan Deposit Scheme is a new, Government-backed initiative to help Australians purchase their first home earlier than might otherwise have been possible. The First Home Loan Deposit Scheme was created to help First Home Buyers avoid having to pay for lenders insurance which can add to purchasing costs considerably. Under the Scheme, part of an eligible first home buyer’s home loan from a participating lender will be guaranteed by the National Finance, Housing and Investment Corporation. This enables first home buyers to purchase a home with a deposit of as little as 5 per cent (lender’s criteria still apply). This is limited to 10,000 First Home Buyers annually, with 5,000 of the places on the scheme being awarded to the Big 4 banks. First Home Buyer’s Grant

First home buyers in Queensland are also eligible for a grant to help with the costs of building your first property (this must be brand new, not a second hand or established home). The First Home Buyers Grant is a $15,000 one-off financial grant only available to those buying their first home in Australia, who meet all the eligibility criteria. The First Home Buyer’s Grant was established to help First Home Buyers get onto the property ladder more quickly. Eligible recipients must be:

 

– at least 18 years old and an Australian Citizen or permanent resident

– purchasing a brand-new property under $750,000

– receiving the grant for the first time

Celebrate Christmas in Brisbane without losing your cool with these fabulous seasonal cocktails!

Espresso Martini

Ingredients – per martini

  • 1 shot Vodka
  • 1 shot Kahlua
  • Cold Espresso – either decaff or full caffeine will do
  • 3 whole coffee beans for decoration
  • Ice

Method

Prepare the coffee beforehand and let it chill.

To make your espresso martinis, fill a shaker with ice cubes and add all ingredients, then shake well and strain into a cocktail glass. Decorate the top with coffee beans and enjoy!

Frozen Margherita

Ingredients

  • Salt
  • Lime wedge
  • 2 cups ice cubes
  • 80ml (1/3 cup) Tequila
  • 2 tablespoons Cointreau liqueur
  • 1 1/2 tablespoons fresh lime juice

Method

Spread salt over a plate and rub the rim of each serving glass with the lime wedge. Dip to top of each glass in the salt to coat it well, then put the glasses in the fridge for 5 minutes or until chilled. Put the ice in a blender and pulse until crushed. Then add the Tequila, Cointreau and lime juice, and blend until just combined. Pour into your prepared glasses and serve immediately for an instant cool!

Bellini

Ingredients

For the Peach Purée:

  • 4 peaches (pitted and quartered)
  • 3 ice cubes
  • 1 teaspoon lemon juice (fresh; to taste)
  • 1/2 tablespoon sugar

(Or buy some premade)

For the Cocktail:

  • 5 grams ​peach purée
  • Sparkling wine
  • Garnish: peach slice

Method

To make the peach purée, put the peaches, ice, lemon juice, and sugar into a blender and blend until smooth. Taste and add more sweetener or lemon juice as required. You can remove the peach skin if you like, but it’s not essential.

Make the Bellini

Pour the peach purée into a champagne flute and slowly top with sparkling wine while gently stirring to incorporate. If you fancy, decorate with a slice of peach. Serve and enjoy!
