If you want to be eligible for the First Home Buyer’s Grant contact your chosen builder NOW and ask if there is still time to sign contracts. Unfortunately, many builders have stated that time has now run out for them to get contracts done and dusted by the cut-off date of June 30th but there are a few builders in Property North Brisbane who have said they can do something IF PEOPLE CONTACT THEM THIS WEEK AT THE LATEST!

So, if you’re eligible for the Grant and in a position to buy this week – please head to the North Harbour Sales Office so we can help you through the process as swiftly as possible.

As a reminder, the First Home Buyers Grant is a $20,000 one-off financial grant only available to those buying their first home in Australia who meet all the eligibility criteria aimed at helping First Home Buyers get onto the property ladder.

Eligible recipients must be:
– at least 18 years old
– purchasing a new property under $750,000
– an Australian Citizen or permanent resident
– receiving the grant for the first time.

Now, on to some exciting news from us – the development team has announced that a third new park will start construction at North Harbour later this year bringing our total to three resident parks in 2018.

 

As we mentioned in a previous Blog, construction has commenced on our second park, Reflections Park. Our first park, the Village Park, opened in October 2015 at the end of Moreton Bay Boulevard. The Village Park incorporates two areas of play equipment to suit both older children and pre-schoolers and has Wi-Fi, shelters, drinking fountains (for people and pets) and BBQs on 6000m2 of beautifully landscaped space.

Very popular with both residents and visitors, the Village Park has become the centre of North Harbour’s community playing host to many events, birthday parties, playdates, boot camps and much more.

Our latest park, named Reflections Park, will be located on the south-western side of North Harbour near the Raff Creek Environmental Corridor just south of Stages 15 and 16 (which are now selling). It will include play equipment aimed at young children (different to the Village Park to give residents lots of choice), BBQs and shelters. This Park will also offer exercise equipment in fitness stations which will provide our residents with the opportunity for free workouts in beautiful surroundings.

The name Reflections Park has been chosen due to the extensive water around the park including Raff Creek and an area of environmental wetland. The park will also incorporate a public art piece by Simone Eisler – the design of the piece also inspired the choice of the name “Reflections”.

The landscaping contractor is Interface Landscapes which has undertaken all the landscaping work at North Harbour to date. (All the park construction is being completed by the North Harbour development team.)

North Harbour boasts the largest area devoted to open space and parklands within the northern corridor. Our open space and parklands area will span 1000 acres. Extensive bike and walking tracks will give residents plenty of options for exercise and fun activities. Also included in our masterplan are proposed playing fields, a sporting complex and a heritage precinct which will complement the water based activities provided by our 9km of Caboolture River frontage and access to Moreton Bay.

Our Project Director, Peter Lightbody, said: “We’re excited to bring our residents some more excellent park facilities, Reflections Park will be located close to our current land releases being Stages 15 and 16.

We’re aiming to have Reflections Park ready to go in late 2017 and we will provide updates on progress and openings nearer the time.”

Our third park, Riparian Park, will be located near Stages 18 and 19 and include play equipment aimed at older kids such as a flying fox and basketball half court. It will also incorporate shelters, BBQs and fitness equipment. Riparian Park will start late 2017 for completion early 2018.

New House Packages at North Harbour and Just 30 Days Left of First Home Buyer’s $20,000!

Welcome to this week’s edition of the North Harbour Blog. This week we’re showcasing some of our House Packages and discussing how to buy a House and Land Package at North Harbour.

We appreciate that the prospect of buying a house “off the plan” can be daunting, particularly if you haven’t purchased a home package before, so below is an idea of the timeline to expect and some things to bear in mind, particularly if this your first home.

First a quick recap: North Harbour is a new development located about 10 minutes north of North Lakes with good access to the Bruce Highway offering House and Land Packages in a fantastic new location. And, for those of you not familiar with the term, a “house and land package” is when the developer (us) who is selling the land, asks a builder (one of our 14 Display Village builders) to provide an example of one of their designs which would fit on the block on question. The developer and builder then package the house design and the land together into a House and Land Package.

Our community is introducing a new destination into the Moreton Bay Region, one which will take shape over the next 15 years as part of significant growth in the northern corridor. Our masterplan includes 1000 acres of open space and parklands, excellent amenities and a strong community focus. Also in the plan is a marina (subject to government approvals), environmental corridors, heritage precinct, shops, cafes, restaurants and sports fields.

North Harbour will create access to 9km of Caboolture River frontage providing residents lots of opportunities to get out in nature and enjoy our beautiful region. It really is a great place to call home.

Moreton Bay region

So, you’ve looked around for House Packages in the Moreton Bay region and you’re interested in building a new home at North Harbour. What happens next?

The ideal timeline is as follows:

Step 1: Visit the North Harbour Sales Office and Display Village and review our available land for purchase. Once you have chosen your block (on its own or as part of a house and land package) we will hold it for 48 hours without deposit. After two days we will call you to confirm that you wish to proceed.  If you want to go ahead, we will ask you for some further details (full names of buyers and your solicitor) to enable us to prepare the contract.  An appointment is made to sign the offer to purchase in the following week when all parties are available. After the buyer/s have completed the offer to purchase, it is then signed by the Developer (us) and sent to our solicitor.  At this point the $5,000 deposit is payable.

Things to note in Step 1: North Harbour as the developer sells the land (block). Once you have chosen your block you then need to choose the style of house you would like to put on there – you can do this by choosing one of our pre-approved house packages and building with one of our Display Village builders or you are free to choose a different builder. BUT any home you choose must adhere to the North Harbour design guidelines and must be suitable for your block. They can be found by clicking here. Viewing home packages will give you a clear idea of what type of house you can put on your preferred block.

House packages come with a variety of inclusions from basic requirements up to marble benchtops and top of the range cookers. Each builder offers a range of different packages to suit a range of needs and budgets.

Step 2: The purchaser has 28 days to secure finance. You will need to speak to a mortgage advisor or your chosen bank to secure finance. If finance is declined, the $5,000 deposit is fully refundable. $5,000 is held in Trust with our solicitor until settlement – which will occur 28 days after registration.

Step 3: Registration normally takes place 4 – 5 months after the release of a new stage. Registration can be delayed due to inclement weather affecting the civil works and is also subject to council approval timelines and titles office registration. Once registered, we will call the buyer to inform them of registration and they will also receive notification from their solicitor and a settlement date.

Things to note in step 3: This step is outside the control of the developer as it is subject to council approval timelines. It can be subject to delays – we do our best to mitigate any delays but it is not always possible.

Step 4: Once settled, your builder can start building your new home. Things to remember: Contact Opticomm here to get your broadband set up so you can join North Harbour’s fibre optic network and get access to Australia’s Fastest Broadband, your builder can organise for your gas to be connected to our reticulated gas system.
