Movies in the Park? North Harbour keeps the events coming!

Welcome to this week’s North Harbour Blog. It’s been another great week in Southeast Queensland and we’ve been fortunate that North Harbour is usually a few degrees cooler, being so close to the water and getting that great sea breeze. We thoroughly enjoyed our heritage tours (more on that next week) and have been extremely busy in the sales office whilst getting ready for our next Movie in the Park event on April 1st.

Movies in the Park

In this week’s Blog we’re going to concentrate on the benefits of buying a home at North Harbour with a particular focus on first home buyers.

As you may know, our latest release is The Milman Release, Stage 16. The Milman Release is the first release to be located next to the open space at the Raff Creek environmental corridor and marks a major milestone in bringing North Harbour to life. Milman is also close to another proposed park which will include a playground, fitness equipment and shelters.

Open space is a major benefit of living at North Harbour and something which sets us apart from other developments. We boast the largest area devoted to open space and parks in the northern corridor between Brisbane and the Sunshine Coast and our masterplan has a major focus on lifestyle. Plenty of bike and walking tracks will give residents lots of opportunities for exercise and fun activities. Proposed playing fields, a sporting complex and a heritage park will add to the water based activities provided by the Caboolture River and Moreton Bay.

Stage 16 and North Harbour offer:

  • Land sizes from Courtyard 25 to Traditional family blocks (388m2 to 800m2) with the average lot size measuring 470m2
  • House and land packages from leading Australian builders including special offers for First Home Buyers
  • Fastest broadband in Australia
  • Village park with Wi-Fi and children’s playground
  • 1000 acres of open space and parklands
  • Reticulated gas to every home

We have created a number of house and land packages in Stage 16 for a diverse range of needs including First Home Buyers keen to take advantage of the current $20,000 First Home Buyer’s Grant

In July 2016, the First Home Buyers Grant increased to a generous $20,000. Provided by the State Government, the First Home Buyers Grant is a one-off financial grant only available to those buying their first home in Australia who meet all the eligibility criteria.

Eligible recipients must be:

– at least 18 years old
– purchasing a new property under $750,000
– an Australian Citizen or permanent resident
– receiving the grant for the first time

The Grant won’t be around forever, so if you are thinking of buying a house but not sure if you can afford it – don’t put it off, talk to a financial advisor for some property advice now. A good financial planner can help you reach your goals. We also have builders in our Display Village who specialise in helping First Home Buyers so do drop in to see us at the Sales Office for a point in the right direction.

When you’re looking to buy we suggest a few visits to our Display Village and sales office armed with a list of your “must-haves”, “would-likes” and “absolutely-nots” firmly in your mind. If you’re not sure what you’re after, have a read of this great guide which might help crystallise your thinking http://www.realestate.com.au/advice/buying/first-home/.

Building a new home in a masterplanned development like North Harbour is a great way to use the First Home Buyers Grant to its full potential. North Harbour is a great place to choose when considering buying your first home for reasons we have elaborated on previously – namely, the longevity of the project, location, experience of the developers and first-class amenities.

The fact is that the northside of Brisbane is growing at a rapid rate and the northern suburbs represent excellent value for money. As I’ve mentioned many times, our suburb of Burpengary East was recently named one of the top suburbs to buy in which you get the most “bang for your buck” by Channel 9. With an array of new global stores such as IKEA now at North Lakes (just 10-15 minutes from North Harbour) and Costco 10 minutes away we’re extremely well placed for excellent shopping and lifestyle amenities.

We’re also handy for further and higher education with Caboolture QUT and Caboolture TAFE just 10 minutes away with a new university campus arriving in 2020 at Petrie (20-25 minutes away). Plus road and transport upgrades happening all the time – the northside has become a very sought after location. North Harbour gives First Home Buyers an amazing opportunity to move into a brand-new home in an excellent location rather than focussing on the older houses for sale in the surrounding area.

Why build? Well building your first home means you can get exactly what you need from the start of your home owning journey. No need to spend on renovations or competing against other buyers – just choose your house and land package and get ready to move into one of the northside’s best new development. There are lots of styles to choose from, as you’ll see from our Display Village of 35 homes, with a lot of exciting styles and layouts on offer.

We appreciate that buying a home can be a difficult and overwhelming process so aim to make it as painless as possible for you! Our sales team is on site 7 days a week, 10am-5pm (excluding public holidays) and we’re happy to answer any questions you have. We have an awesome coffee machine and bottled water to restore you after you’ve viewed the many show homes on offer, there’s plenty of space to sit and discuss options, free Wi-Fi and even a place for kids to play while you have a chat. We’ve also put together a special web page for First Home Buyers complete with mortgage calculator and house and land packages geared towards first home owners, here. Our Display Village is home to 14 local and national builders, many of whom specialise in helping First Home Buyers climb onto the property ladder and get as high up as they can! One such builder is Integra Homes. The Pathfinder series offers no deposit house and land packages for first time buyers. As the team says, “Stop paying rent! Don’t wait years saving for your deposit when YOU can buy in now, at today’s prices, with no deposit!”

Integrale has two homes on display at North Harbour, The Cox and The Wentworth, open every day 10am-5pm.

So many people have fallen in love with and now live at North Harbour. Our community is growing and North Harbour has grown into a warm and friendly place to call home. At last count we’ve sold over 400 blocks of land and over 150 families have built and moved into their dream homes.

Next week we’ll be taking a stroll back in time and discovering more about the heritage at North Harbour.

Where is our development at and where are we going? Find out here!

Hello and welcome to this week’s North Harbour Blog. This week, as a welcome to our new readers, I’m going to recap what North Harbour is now and our plans for the future.

Burpengary east

North Harbour is a new development located in Burpengary East, about 15 minutes north of North Lakes on the Bruce Highway. Burpengary East was recently named one of the top suburbs to buy in which you get the most “bang for your buck” by Channel 9 and I have to say – we agree!

North Harbour is introducing a new destination into the Moreton Bay Region, one which will take shape over the next 15 years as part of the significant growth projected for the local area. The plan includes a significant amount of open space, parks, excellent amenities and a strong community focus – we’re building a new suburb for families to enjoy in a great location, between Brisbane and the Sunshine Coast.

Also in the plan are a marina (for which we’re currently awaiting approval), shops, cafes, restaurants and sports fields. North Harbour will create access to 9km of Caboolture River frontage and 1000 acres of adjoining parkland. This riverfront access is one of the reasons we called the development, “North Harbour”. The word Harbour also means “to give a home or shelter to” which is an apt name for such an all-encompassing development.

North Harbour home

We’ve been very excited to welcome over 150 new families who now call North Harbour home. Our community is thriving and we have a resident-run Facebook group, North Harbour Community. Many of the families meet for picnics at the park, have birthday parties and catch up at the end of the school day. The park offers top of the range play equipment for both littles and bigger kids, plenty of shade, water and seating, and free Wi-Fi.

We also have free monthly events to welcome our new residents (and of course our visitors) such as Street Parties, Movies in the Park and regular visits from some of Brisbane’s most delicious and distinct food trucks.

Where are we at?

We have just launched The Milman Release, Stage 16, and have sold approximately 400 blocks of land with 150+ families now moved into their new homes. New houses are being completed every week, Stages 1-12 have completely sold out and our Display Village is a big attraction showcasing the work of 14 local and national builders in 35 stunning Display Homes.

Our latest release is The Milman Release. Milman is Stage 16 on the plan and is our first release to be located adjacent to the open space at the Raff Creek environmental corridor which marks a major milestone in bringing North Harbour to life. Milman is also close to one of our proposed local parks which will include a playground, fitness equipment and shelters.

How does it work?

North Harbour sells new homes and land packages from our sales office located at the entrance to the development on the corner of Moreton Bay Boulevard and Buckley Road. With 35 stunning homes on display in the Display Village, we recommend you make a few visits to have a look at what’s on offer.

Our sales team can discuss your land requirements, review your options with you, show you through the plans and take you on-site to view your chosen block. The North Harbour Sales office and Display Village are open 10 am-5 pm, seven days a week. Please contact us for more information or to arrange an appointment. (If you haven’t already, we recommend you sign up for our newsletter and regular SMS updates.)

If you already have a builder in mind we will work with you to help you create your perfect home on your perfect block. We can also advise on which builder to choose if you have a certain block in mind and create the perfect new home for you. Aidan and the team at the office are around from 10 am-5 pm every day, except on public holidays. We have a great kids’ room at the sales office to keep the littlest members of the family entertained while you browse and the park is just across the road from the Display Village so they can run around while you talk things through. They might even make some local friends ready for your move.

One of the best things about buying a brand-new home is that you get to choose the perfect house for your needs. Mix and match kitchen styles, bedroom layouts, and outdoor and garden plans and get excellent interior ideas from the expert stylists in the Display Village.

Liveability

North Harbour is only 15 minutes from North Lakes and IKEA, 10 minutes from Costco, 36 minutes from the Brisbane CBD, 29 minutes from the Brisbane Airport, 45 minutes from the Port of Brisbane and 35 minutes from the Sunshine Coast. With a proposed marina village being the focal point of North Harbour, a sense of community will emerge as the population grows. Planned sporting fields, 1000 acres of open space, schools, a business park and a marina village of shops, cafes and restaurants will add to the amenities of this great community

The Village Park at the end of Moreton Bay Boulevard is the first of the parks to be built in North Harbour. It incorporates two areas of play equipment to suit older children and preschoolers. It is beautifully landscaped with undulating grass mounds which kids love to run up and roll down and sand around the play equipment which keeps them safe from bumps and also provides fun in itself. Handy shelters, drinking fountains (for people and pets) and barbecues complete the Village Park for a morning or afternoon play session or a relaxed family barbecue.

It’s large, with 6000 sqm of space to have fun, relax and chat or coffee catch up with friends. There’s also enough space for you to exercise while you keep an eye on the kids or catch up on some emails using our free Wi-Fi.

Inside your new home, you can enjoy Australia’s fastest broadband connection, gas on tap for easy cooking, heating and hot water plus the enjoyment of that “brand new” feeling – in a beautiful home for the family you’ve created yourself.
