How to Choose the Perfect House Location Post Lockdown

House Location Checklist

If there is one thing that lockdown has taught us, it’s that all house locations are not created equally. What may have seemed like the perfect place for you prior to Covid-19 might well not have been quite as ideal after being confined to your local area for weeks on end. Maybe you are too far from a decent outdoor space for exercise while the gyms are closed, or too far from essential shops. Perhaps you are after a place better suited to working from home, or just want a well screened alfresco area to relax in peace and quiet in the comfort of your own home.

If a move is on the cards, however, you’ll want to make sure you are really clear on what you need for your perfect house location. To help you out, we’ve put together a quick list of things to consider on choosing a location for your house.

Amenities: You might have found that your current house location is too far from amenities which are vital for you. One big plus to lockdown life at North Harbour has been our residents’ access to reticulated gas and high-speed broadband. No need to run out to get a gas bottle refill for a backyard BBQ with the family. And for the many of us now working from home and streaming increasing amounts of content, high speed broadband has been an essential. We have a café and takeaway located onsite as well as a brand new childcare centre, and North Harbour is just a short drive to essential amenities such as shops and medical centre.

Recreation: North Harbour’s abundance of recreation options is one of the main reasons that our residents say made them decide to build their homes here. Our residents enjoy access to five parks with various offerings in each from fitness equipment, to play equipment and off leash dog areas. Each park has BBQs, drinking fountains and picnic shelters. And even during lockdown we were able to get right away from it all and enjoy our area of outstanding natural beauty with 6km of riverside mountain bike trails, walking tracks around the Caboolture River and our Heritage Park, wetlands and eco-corridor while social distancing in the great outdoors.

We’ve also been offering our residents free Zoom yoga classes (we usually hold free classes at Reflections Park), our North Harbour Café has been delivering takeaway and now sells fresh seafood every weekend, and our parkrun and bootcamps will be up and running (pardon the pun) again soon.

And Bite Markets at North Harbour, our unique open-air dining precinct will also be open again as soon as restrictions allow. Just a three-minute drive from North Harbour’s Sales and Information Centre, Bite is home to over 40 flavour makers offering sumptuous food and beverages from around the world. There are also market stalls, live entertainment, kids play area and more every Friday and Saturday night 4pm-10pm. There is a lot going on at North Harbour, and our award-winning development is only growing in liveability.

Location: North Harbour is in the northern corridor between Brisbane and the Sunshine Coast, in the suburb of Burpengary East, along 9km of the Caboolture River. We are well located for easy access to the Bruce Highway, Morayfield and Burpengary train stations are just 10 minutes away and nearby North Lakes, Burpengary and Morayfield shopping centres, as well as Costco, Bunnings and IKEA are within easy reach.

Burpengary East has its own shopping and medical complex, “The HUB”, which includes a bakery, bottle shop, butcher, pizza and pasta takeaway, IGA, chemist and Medical Centre which is under five minutes’ drive from North Harbour.

There is also a lot happening in the wider Burpengary area which is great news for our residents and adds to the attraction for people looking for the perfect house location. The Burpengary Plaza (located about 8 minutes’ drive from North Harbour) recently received a major $38 million upgrade and extension which added 9697sqm of floor space, including 30 new speciality stores and a 6700sq m Kmart, as well as 350 new car spaces. The existing 3645sqm Woolworths supermarket was also fully refurbished by the supermarket chain to incorporate their latest store design and features. A host of new restaurants have also opened up adding to the already plentiful local eatery choices.

Burpengary East is much loved as a fantastic place to bring up kids with lots of space and amenities as well as still being able to hop on train and head into the city for a night out or drive half an hour up to Caloundra for a day at the beach with a picnic. There is a lot to do locally with weekly markets, plenty of sporting Clubs and venues, parks and community events and groups to join.

Habitat Park Opening

Burpengary is home to one of the country’s best AFL facilities and has local teams and groups for pretty much any sport or activities you like – soccer, all rugby codes, AFL, cricket, netball, martial arts, craft, scouts…and many more. We’re close to schools (both state and private) and further education opportunities including TAFE and the USC Caboolture Campus.

Record Low Interest Rates – What It Means for Home Buyers

Record Low Interest Rates

Low Interest RatesThe current period of share market uncertainty is driving a wave of property investment into Southeast Queensland. Encouraged by record low interest rates and house prices, North Harbour is welcoming increased interest from investors, particularly interstate investors, looking to seize the opportunities offered by the current crop of low home loan interest rates.

Investment properties in North Harbour tick all the boxes for a great classic mid to long-term bricks and mortar investment, namely location, affordability, amenities and local need for rental accommodation.

Location

Record Low Interest Rates

North Harbour is in the suburb of Burpengary East in the northern corridor between Brisbane and the Sunshine Coast. This is a growth area with plenty of new infrastructure and more planned to come, both in the community itself and in the wider region. North Harbour is 45 minutes from Brisbane CBD, and 35 minutes to the Sunshine Coast. We’re close to public transport and the highway making commuting simple in either direction. The northside of Brisbane is growing at a rapid rate. With an array of new global stores such as IKEA and Costco on our doorstep as well as new recreational and lifestyle amenities and job opportunities – the northside has become a very sought-after location.

Affordable Investment Properties

Record Low Interest Rates

North Harbour offers a variety of affordable investment properties priced from $369,000 for a 3-bed Terrace home and around $400,000 for a four-bed, two-bathroom home. The average house price in our suburb of Burpengary East is $605,000 (Figures from Realestate.com.au April 2020), so a brand new home in North Harbour offers great value in this regard.

Amenities

North Harbour has excellent amenities. Each home at North Harbour has access to our high-speed broadband network and reticulated gas. All homes are located within walking distance to open space, which forms part of our proposed 1000 acres of open space and parks. We currently have five parks, a mountain bike trail, free activities, café and childcare centre on site. Local medical centre, shops and eateries are a 5-minute drive away and a proposed shopping centre, marina and more are included in our development masterplan. North Harbour is home to over 2000 residents and we are approximately halfway through our 15-year masterplan.

Need for Rental Accommodation

Record Low Interest Rates

Experts advise that investors purchase properties where there is a need for housing and potential for growth, so you can get good tenants, such as North Harbour. North Harbour is popular with renters and we have a 30% cap on investment, so the possibility of being stuck with a property in an oversupplied area is very low. Rental income from houses in Burpengary East is averaged at $420, whereas North Harbour is slightly higher at $450, as houses and amenities are brand new and therefore more attractive to renters. (Figures from Realestate.com.au April 2020).

Low Interest Rates

Re Covid-19, the advice from experienced financial experts is not to be too influenced by the news cycle. Buy smart and be prepared to stick with your investment in the medium to long term to take full advantage of the growth cycle. A recent article in the Australian Broker stated that; “While it has become clear that transactional activity will be disrupted in the coming months, there is no evidence of reduced housing values to date…Those positioned to benefit in the coming months are buyers who have the confidence and financial well-being to remain active in the housing market despite the broader context, with significant potential for good buying opportunities at competitive prices and at ultra-low interest rates.” To read more click here.
